Is a Real Estate Agent required to show buyers homes on demand?

ImageA professional Real Estate Agent should only show homes to a pre-qualified buyer who has an employment agreement with the Agent. It makes no sense to look at a property if the buyer is not qualified. The duties and responsibilities of a Real Estate Agent go into more depth than just unlocking a door. Far too many times I have spoken to buyers who encounter this regularly from the Agent and expect me to do the same. The reason Agents will simply meet someone they don’t know at home without pre-screening the client do is because they fear losing a sale. It is a violation of the Real Estate Code of Ethics to work with Buyers & Sellers without a clearly spelled out employment agreement in writing. Most brokerages office policies do not permit such activity to occur however unprofessional agents are independent contractors and cross those lines on a regular basis. As a consumer interview any agent you speak to and ask if they need an employment agreement to work with you.
